Buccleuch’s vision for up to 150 lodges could
benefit Langholm businesses and create jobs

A holiday village is planned by Buccleuch for Irvine House, two miles south of Langholm. Last Wednesday proposals for this were displayed in the
Buccleuch Centre and members of the community were invited to give their views on it.
150 modular lodges are proposed to be built in fields around Irvine House and in the walled garden, with a reception area created in the original lodge house and kennels at the entrance to the village.
Buccleuch are aiming to get planning permission for this development which will also involve the extension and refurbishment of the main house with the build taking place in 2026 subject to planning permission being granted. A purpose built sewage system would need to be created to deal with the waste.
Irvine House is situated on the banks of the Esk opposite where the Tarras joins the river. It’s surrounded by mature trees and has steps going down to the river. Traditionally it was the local Buccleuch Estates’ factor’s house. It is a beautiful setting and has a mature garden.
This development could bring a significant number of visitors to the area and provide work locally. Assuming four people to each lodge, the village could provide holiday accommodation for 600 people when full. Presumably people would access the site from the southern end as the site is on the old A7.
